Living Room

This spacious, 3-story, architect-designed, stylishly-furnished, art-filled residence has been my home for more than 25 years. It sits high on the north slope of Potrero Hill, one of San Francisco's most appealing and desirable neighborhoods and, along with Dogpatch, a restaurant mecca.

My house has never before been on the full-time rental market - over the years I have rented it from time to time to vacationers - but I recently retired (sort of) and plan to live in Europe for the next few years.

It is difficult to know how much this unique property should rent for, so I am willing to negotiate the rent and other terms of the rental. Make me an offer!

Forget Starbucks! FARLEY'S is a comfy throwback to the 1950's and has been Potrero Hill's favorite coffee shop and hang out for three decades.
Next door to FARLEY'S is HAZEL'S, my favorite sandwich shop in the whole world!
PERA is an excellent Turkish restaurant with a talented owner/chef. It offers a variety of Mediterranean-style dishes and a few exotic takes on traditional American cuisine.
RUBY WINE, a small wine shop/bar, features an exceptional selection of wines from small producers around the world. Don't miss their wine tastings every Friday night.
BELL & TRUNK FLOWERS is a family-run shop that always has the freshest flowers and loveliest arrangements for every occasion.
SUNFLOWER is an affordable, family-run Vietnamese restaurant with a huge number of menu options. There are 13 different vegetables in their huge garlic vegetable specialty.
PAPITO is a Mexican restaurant with a French flair. I love the duck confit quesadillas! Only in San Francisco!
MOCHICA, featuring authentic Peruvian food and drinks, is a relative newcomer but rapidly earning a loyal following. Its Happy Hour is justly famous.
GOAT HILL PIZZA is a San Francisco legend and one of Potrero Hill's most venerable establishments. The secret of their scrumptious pizza is the sour dough crust!
On the east side of Potrero Hill, along the San Francisco Bay waterfront, is the historic neighborhood known as Dogpatch.

Once home to warehouses, canning factories, shipyards, and wild fennel fields, Dogpatch is now a restaurant mecca and home to artists, entrepreneurs and craft beer makers.
Dogpatch is just a 5-minute drive or a healthy 25-minute walk from the Potrero Hill House.
JUST FOR YOU is a casual but very popular breakfast/lunch place that serves New Orleans style food. It was one of the first restaurants to put down roots in Dogpatch.

institution serving fine Italian food. I love their home-made pasta and thin crust pizzas.
Brunch on the deck of the MISSION ROCK RESTAURANT overlooking the San Francisco Bay is a wonderful way to enjoy a sunny weekend. Try the fresh crab benedict!

We will also consider offers for last-minute reservations.                                                      We call our condo "Palazzina Raffinata", which in Italian means "refined small palace". Palazzina Raffinata is a classically-restored condo in a magnificent 16th-century villa located in Bassano in Teverina, an ancient Italian hill town with Etruscan, Roman, and medieval roots located high above the Tiber River Valley only an hour north of Rome. The condo sleeps a total of 4 guests.Bassano in Teverina is located less than 10 miles from the geographiccenter of Italy and provides easy access to the best that central Italyhas to offer. Two of Italy's main superhighways and a major train station are just minutes away. The border of Umbria is less than 10 minutes away. The border of Tuscany can be reached in 45 minutes. Below you will find more information about the history, culture and charms of Bassano.Palazzina Raffinata  is located in Palazzo Andreuzzi, a 16th-century villa in the heart of Bassano’s “centro storico” (historic center) that dates from the 11th-century. Palazzo Andreuzzi, once the personal residence of Count Andreuzzi, Bassano's most noble citizen of the period, was recently converted into six luxury vacation apartments.Palazzina Raffinata is a spacious and prestigious private home stylishly furnished with an appealing combination of antique and modern Italian furniture. It consists of:-- A large double living room-- A library/study/media room-- An impressive chef's kitchen with a wood-burning pizza oven-- A unique dining room carved centuries ago into the volcanic bedrock stone (called "peperino") that formed the mountains of Bassano and much of northern Lazio-- A dramatic centuries-old cantina/wine cellar carved deep into the peperino bedrock-- two large bedrooms and two bathroomsAll guests have access to a large, wonderful swimming pool offering barbecue facilities and stunning panoramic views of central Italy that stretch across the Tiber River valley and the green hills of Umbria all the way to the peaks of the Apennine Mountains almost 100 miles away.In addition to its six vacation apartments, the ground floor of Palazzo Andreuzzi hosts Osteria Belvedere, one of the finest gourmet restaurants in central Italy with a 4.9 rating from Google and a 4.8 rating from TripAdvisor. Simone, the proprietor and chef, is always happy to serve his full menu to our guests in the condo's dining room. Now that's what you call personalized service!Of particular interest to art lovers, immediately next door to Palazzo Andreuzzi is Bassano's other grand villa, the Palazzo Twombly. During the late 20th century, this villa was the summer residence of thefamous American artist, Cy Twombly, where he spent three decades creating some of his most important paintings.BASSANO IN TEVERINAAs already noted, Palazzo Andreuzzi is located in the heart of Bassano in Teverina’s medieval borgo (“borgo” means "ancient village" inItalian).Perched high on a forested ridge in the Cimini Mountains, Bassano seems to soar above the Tiber River Valley, enjoying breathtaking views of the green hills of central Italy. On a clear day, the often snow-capped peaks of the Apennine Mountains, nearly 100 miles to the east, stand proudly on the horizonInfused with its own 3,000-year history, Bassano is a destination unto itself. there is much to explore in and around Bassano, on foot or bicycle, from its famous "Double Tower" - a 12th-century tower hidden ina 16th century tower until it was accidentally discovered in 1996 - to the beautiful and mysterious Church of Santa Maria dei Lumi - which hosts a series of musical concerts every summer - to the Etruscan ruins hidden in the woods and hills surrounding the town.Of particular note is the legendary Lago Vadimone, mentioned 2,000 years ago by Pliny the Younger as a sacred place with floating islands. The Etruscans performed rituals and celebrations on its shores, and the Romans immersed their weapons in its waters to make them invincible. Lago Vadimone is also where the last battle between the Etruscans and the Romans was fought and where the victorious Romans claimed dominion over the Etruscan empire. Lago Vadimone still exists, although it is much smaller now, and it is an enjoyable 3-hour round-trip day hike fromthe front door of Palazzo Andreuzzi.Bassano also offers more than its share of great Italian food and wine. In addition to Osteria Belvedere, there are two other traditional Italian restaurants within walking distance and several dozen more excellent dining options within a 30-minute drive. The town itself is part of the Italian region known as Tuscia, a vastarea between the Tiber River and the Mediterranean Sea where the Etruscan culture reigned for many centuries before finally being conquered by the Romans. Tuscia includes much of northern Lazio, westernUmbria, and Tuscany. Tuscany is called "Toscana" in Italian, which is derived from the Latin word "Tuscanus" meaning "belonging to the Tusci".The Viterbo Province, in which Bassano is situated, is one of Italy'smost under-appreciated and under-visited tourist regions. Few know, forinstance, that Viterbo, the capitol city of the province and just 20 minutes from Bassano, was the birthplace of Dante or that it is called “The City of the Popes” because it was, for several decades, the official seat of the Catholic Church, hosting seven successive popes after the Church was driven from Rome in 1243.Here in northern Lazio you will escape the tourists and discover the "real" Italy. The Viterbo province contains a vast number of historic, cultural, and natural treasures - including Tarquinia, Bomarzo, Lago Bolsena and Monte Cimino - and some of the finest food and wine in Europe. For those wishing to explore farther afield, Palazzina Belvedere is the perfect "home base". The beaches of crystal-clear Lago Bolsena - thelargest volcanic lake in Europe - can be reached in 30 minutes. Rome isjust an hour away by car or train. You can drive to Oriveto in 30 minutes, to Todi in one hour, to the Mediterranean beaches in 1.2 hours,to Siena in 1.5 hours, to Florence in 2.5 hours, and to the Amalfi Coast in 3 hours. In the winter time, the drive to 15 ski areas in the Apennine Mountains is under 3 hours.HISTORY OF BASSANO IN TEVERINAThe true origins of Bassano in Teverina are lost in the mists of history. It has been inhabited at least since the time of the Etruscans and probably long before that. In this part of Italy, archaeologists have uncovered evidence of human settlements dating back to the Neolithic age, 8,000 years ago. "Bassano" appears to be derived from Latin, suggesting that at one time the area was part of a great estate owned by a Roman family named Bassus. The name of Bassano in Teverina appears for the first time in the 11th century. According to the legend, the wealthy Countess Matilda of Canossa, owner of many grand properties in Viterbo, donated Bassano'scastle and the town to Pope Gregory VII in 1070.  Thereafter, the town was always under the protection of the Church, safe from attacks by the powerful nearby towns, especially Orte.On November 25, 1943, during the Second World War, Bassano in Teverina was severely damaged by a tremendous explosion that shook the entire area. A German munitions train that was parked at the station below the town blew up with such force that it destroyed many of the roofs and walls of the homes on the eastern side of the town's “centro storico”, forcing the residents to abandon their homes and making that part of the town uninhabitable for more than 40 years. In the 1980s, thetown began a slow rebirth thanks to a wealthy local businessman and an enlightened town council. Since then. more than 30 houses and many public spaces in the centro storico have been restore
